How much tax do I pay when buying a house?
When buying a house in Portugal, the main taxes and costs are: IMT (Municipal Tax on Onerous Property Transfers), Stamp Duty (0.8% of the deed value), deed fees and registrations. The total can represent between 6% and 10% of the property value, depending on the purchase price and the buyer's situation.
What is IMT?
IMT (Municipal Tax on Onerous Property Transfers) is the tax paid when purchasing a property in Portugal. The amount varies depending on the type of property (permanent owner-occupied housing, second home or other), the acquisition value and the buyer's situation. There are progressive rates that increase with the property value.
Who is exempt from IMT?
There are situations provided for by law that may allow partial or total IMT exemption, namely for permanent owner-occupied housing up to a certain value limit (updated annually), young buyers in certain circumstances and properties in urban regeneration areas. How much does it cost to execute the deed?
Deed costs include notary fees, Stamp Duty on the credit (0.6% of the financed amount), and land registry and mortgage registration fees. In total, these costs can represent between 1% and 2% of the property value, varying according to the value and type of transaction.
How much savings do I need to buy a house?
In addition to the minimum deposit (usually 10% of the property value for permanent owner-occupied housing), you should allow a further 8% to 10% to cover taxes, deed and other expenses.
